Cabinet Refinishing
A factory finish on the cabinets you already own, for a fraction of replacing them.
See detailsWalls, ceilings, trim, and doors, painted by the same crew that showed up to measure.
A typical three-bedroom interior is 4 to 7 working days, and what it costs moves on condition and ceiling height far more than on floor area: the wall repair a plaster house needs, whether ceilings are in scope, how tall they are, and how many coats a dark-to-light color change actually takes. A nine-foot ceiling is not eleven percent more work than an eight-foot one, which is the mistake every square-footage calculator makes. Olmos Painting paints interiors across Dane County with a small crew, 26 years of experience, and a written, itemized estimate before any work starts.
An interior repaint is judged in raking light on a Sunday afternoon, six months after everyone has forgotten the crew was there. That is the standard we work to. It means filling and sanding before we cut in, not after somebody notices. It means caulking the gap where the casing meets the wall. It means a second coat that is actually a second coat.
We work in occupied homes constantly, so the day has a rhythm to it: protect, paint, restore. Floors get covered, furniture gets moved to the middle and wrapped, switch plates come off and go into a labeled bag. At the end of each day the room is walkable again. You should not have to live in a construction site to get your walls painted.
Roughly half the homes in Madison were built before 1978, which puts them under the EPA's Renovation, Repair and Painting rule. We are a lead-safe certified firm, and in those homes we contain the work area, use HEPA collection, and clean to the standard the rule actually requires. It is not an upsell. It is the law, and it is the difference between a contractor who has read the rule and one who has not.
Every wall, ceiling, and trim run in one coordinated pass, sequenced so you keep a usable kitchen and a usable bedroom the entire time.
One bedroom, one office, one wall. Small jobs get the same prep and the same crew, scheduled in a single day where the scope allows.
Flat ceiling paint that hides roller lap marks, plus stain-blocking primer over water rings so they do not bleed back through in a year.
Baseboard, casing, crown, and six-panel doors sprayed or brushed to a hard enamel finish that survives a vacuum cleaner.
Properly staged rather than reached from a ladder on a stair tread. The tall spaces are where shortcuts show and where people fall.
Masonry primer on block walls, mildew-resistant coatings below grade, and finish work that makes a finished basement look finished.
You will know what is happening in your house on every one of these days before the first one starts.
We measure, look at the condition of what is already on the wall, note the repairs, and hand you an itemized written price. Free, and it does not expire the moment you close the door.
We bring large-format samples and look at them on your wall, in your light, at the hour you actually use the room. Madison's winter light is low and cold, and it changes every color you pick.
Floors covered, furniture centered and wrapped, hardware and plates removed and bagged, vents masked. In pre-1978 homes, containment goes up before anything is disturbed.
Fill, sand, caulk, de-gloss, and spot-prime. This is the step that separates a paint job that looks good on day one from one that looks good in year five.
Stain-blocking primer where it is needed, then two full finish coats, cut in by hand and rolled with the nap the surface calls for.
We walk the job with you, with a light, and mark anything you want touched. We fix it before we load the truck, not on a return trip.
We price interiors in person, room by room, because the things that decide the number are things we have to see: how much wall repair the house needs, whether ceilings are in scope, how tall they are, and how many coats a big color change will really take. Every Olmos estimate is written and itemized by surface and by prep, and it is free.
No. We work in occupied homes constantly. We sequence the job so you always have a usable kitchen and a usable bedroom, and we restore each room at the end of the day rather than leaving the whole house staged for a week.
In a normally used Dane County home, walls hold up seven to ten years, ceilings twelve or more, and trim and doors five to seven because they take physical contact. Hallways, stairwells, and kids' rooms wear faster than that regardless of what you spend on paint.
Both, and we quote them separately so you can decide. Ceilings are the single biggest swing in a whole-home price. If yours are in good shape and already a clean flat white, skipping them is a legitimate way to spend your budget on the surfaces people actually look at.
Yes, and it should. Any paid work that disturbs paint in a pre-1978 home falls under the EPA Renovation, Repair and Painting rule. We are a lead-safe certified firm, so we contain the work area, use HEPA collection, and clean to the rule's standard. If a contractor bidding your 1955 house does not raise this, that tells you something.
Usually. We take a chip from an inconspicuous spot and match it on a spectrophotometer. Matching is very good but not perfect, and a match will never blend invisibly on the same wall in raking light, so we always recommend painting corner to corner rather than spot-patching a visible wall.
