Oregon is about 14 miles south of Madison, roughly 20 minutes, with no travel surcharge. Like Waunakee, it splits between an older village center with pre-1960 wood-frame homes requiring lead-safe handling and scrape-heavy prep, and newer subdivisions on engineered siding that need washing and recoating. Which side you are on determines the price more than the size of the house.

Oregon has grown steadily rather than explosively, which has left a nice balance: a genuine old village center with wood-sided homes and mature trees, and a ring of newer subdivisions that came in gradually enough that they are not all failing at once.

The older homes near the center need the full treatment: scrape, sand, prime bare wood the same day, and lead-safe containment because they predate 1978. The newer stock is straightforward and prices well. We are happy to do either and we will not pretend they are the same job.

Oregon's mature tree canopy is one of its best features and it is hard on paint. Shaded north and east elevations stay damp and grow mildew film faster than open lots, which makes an annual or biennial soft wash unusually worthwhile here.

The north side of my house is green. Is that a paint problem?

It is a mildew problem, and it is very common in Oregon because of the tree canopy. Shaded elevations stay damp and grow an organic film. A low-pressure soft wash with a mildewcide kills it rather than just knocking it loose, and doing that every year or two meaningfully extends how long your paint lasts.
